Project Overview

CMNE successfully managed the mechanical / HVAC core system of the 13-story building for future tenants in the Boston Seaport District. As a design-assist project, we collaborated closely with the engineering and GC group, effectively addressing and resolving coordination issues. This included attending Factory Testing in Texas of the York Chillers that were selected for the project, and most recently, leading a ground-up design assist process for tenant work on Levels 5-6.

Extensive coordination was required to accommodate the installation of multiple large-scale equipment, including four pump skids, two energy recovery units, two chillers, three boilers, and smaller equipment, into the penthouse mechanical room with the required large-diameter piping and ductwork. To do this in such a limited space, we ran a large amount of the mechanical piping through the roof, crossing the building outside the penthouse before dropping it back down to connect to the equipment.

By moving the mechanical piping out of the penthouse, we ensured that the equipment and ductwork fit as originally designed (with minor adjustments) and significantly optimized the room’s space, making future inspections and system service more efficient and manageable.
